He's sending me mixed feelings, doe's he actually like me? Help..?

So, I recently met this guy through a mutual friend. I think he's an amazing guy and I think we could potentially have something special one day. I feel as though I have a connection with him stronger than I have with anyone before. The problem is that I have been warned that he is 'not the commitment type', and im not exactly ready for a relationship right now. We have been hanging out quite a lot now, as he lives in the same apartment building as our friend, but we've never actually hung out just the two of us. Rumor is however, that he wants to sleep with me ( I refuse to at the moment because I am afraid of complicating things even more, and because it's just too early.) He keeps sending me mixed feelings. I feel like one minute he is interested and the next minute he isn't. He constantly flirts with me and makes me feel really good about myself (complimenting me on my clothes, hair etc.) he puts his arm around me at times and rubs the outer side of my thighs when we sit together. When we make eye contact he smiles. One time we went to a nightclub together and he asked me to dance right away and stayed by me the entire night. I am so attracted to him, but im afraid he is only looking for someone to sleep with. How can I tell if he likes me for me or is just trying to get me into bed, without having to ask him myself? I'm afraid that if he knows I like him, (and being a commitment-phobe) i'll scare him away. He's too great of a guy to pass up like that..
